Buying a very old home (1850s) that has significant problems. Unfinished crawl space, dirt/rock floor. Wooden support beams are cracking, partly due to supports being removed as well as softening due to moisture in crawl space. Water damage to floor joists in front corner of house in crawl space. not sure how much of this is within your scope, but we need to solve the problems of the water getting to the joists, replace the damaged wood, reinforce the support beams, and then seal out the moisture. After the heavy rains we still have water, but not from that crack. It seems to be coming up through the floor as the inside walls do not show any sign of dampness.
