Job Stories From Guelph, ON
Waterproofing and wall Stabilization in a Monolithic foundation

Scott has a home with a Monolithic style construction. Monolithic foundation is when the footing and the floor is poured as one piece before the construction starts and the walls are constructed on top. This is the least common type of foundation in our area. This style has a different challenges when it comes to waterproofing and wall stabilization because you can't chip the floor to put a drainage system in.

Omni Basement systems employed a P. Eng to design a stabilization system. Omni Basement System designed the Waterproofing system

First the Waterproofing. Because you cannot dig down in the floor at the wall joint because the floor at eh wall is very thick and doubles as the footing, a cove style piping system is epoxied to the floor at the floor/wall joint. Then every 5 feet, a trough is opened up perpendicular to the wall which drains the water to a sub-floor drainage system that is about 18" from the wall. The secondary drainage system is drained to a sump pump system.

For the problem with the bowing walls, a bracket is bolted and epoxied tot he floor at the floor/wall joint and an "I" beam is attached to the bracket.  At the top the "I"beam is attached to a bracket that is bolted to the joist system of the house. This bracket is adjustable so that the wall can be straightened over time. To reinforce further, Holes were drilled in each block from the outside and the block cavity were filled with reinforced grout. This process will make the walls solid for more strength.
This was one of the more extensive jobs that we have completed with the crew working weeks to complete.

Good evening, We purchased a century home in Guelph and although we don't see an immediate concern, my inquiry is in regards to a replacement of a steel beam. Currently, it is an old wooden one, but we have been curious whether it would be wise to jack up a steel one to help reinforce better down there. Does not have to be pretty, as the low ceiling and stone foundation give us no reason to use the basement besides laundry. Thanks!
Vicinity of Winston Cres in Guelph
Have a "new" leak in basement along the same wall just beyond where previous repair fixed inside with trench and sump pump. Please provide possible fix and estimate. thanks
Vicinity of Elizabeth Street in Guelph
Experiencing water flowing into our sump pit and sump pump is going off every 60 seconds. We have been in the house for just over a year now. The same thing happened last year. I tested the water in the pit with a Aquacheck water tester and the results seem to be similar to tap water......7.0 PH, 240 alkaline, & 0.5 chlorine. So not sure if this is a leak from the front incoming water line or if our foundation was built lower into the ground(1960's) and the water table is too close? Looking for a free estimate on how to correct the situation. Regards, Colin O'Brien
